Conventional loans typically require a higher credit score.  There is no mortgage insurance (PMI) added to the monthly payment when the loan-to-value is 80% or less.  The Conventional 1% Down Purchase Program is available to home buyers with a credit score of 700 or better.  Financing for doublewide manufactured homes is available.

FHA 203b

The FHA 203b is the common FHA loan that most people are familiar with.  Since there is no minimum credit score requirement, lenders are allowed to set their own minimum score.  Hunt Mortgage Services offers FHA approvals for borrowers with score of 580 or better.  FHA loans allow home buyers to purchase with as little as 3.5% down.  Financing for doublewide manufactured homes is available.  A cash-out refinance up to 85% LTV is available for homeowners with at least a 620 credit score.

USDA

 

The USDA Rural Development loan is specifically designated to homeowners and home buyers who live “outside the metro area”.  The name can be misleading, since many areas that are eligible are now considered suburban.  Home buyers can qualify for 100% financing with a minimum credit score of 640.  There is an income limit based on the size of the household.  For more information and to view a map of eligible areas, visit https://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do

SECTION 184
Native American

Oklahoma is unique in that Indian Tribal Members may purchase a home anywhere in the state using the Indian Home Loan Program.  The down payment requirement is only 2.25% and the mortgage insurance premium is significantly discounted compared to FHA financing.  Homeowners may obtain a cash-out refinance up to 85% LTV.  There is no minimum credit score required.

FHA 203k

The FHA 203k Rehab Loan helps home buyers who want to remodel or improve the house they are purchasing.  Sometimes a home may require repairs in order to meet FHA standards, which is common with foreclosed or HUD owned homes.  A minimum credit score of 640 is required.

Military veterans and their spouses may be eligible for VA financing.  Homeowners may refinance up to 100% of their home’s value, and home buyers may purchase a home with zero down payment.  Construction One-time Close loans are available as is financing for doublewide manufactured homes.
